Qualifying a territory by hand takes weeks

You search "roofer" in one town, scroll past the top three, then click into every listing to check the reviews, the "Own this business?" link, and the website before pasting it all into a sheet. At a few minutes a listing, one town is an afternoon and a territory is weeks, and some of it has changed by the time you dial.

Scraped lists burn the domains you send from

A raw scrape tells you a business exists, not whether info@ will bounce or whether the number rings the owner, a dispatcher, or an answering service. You find out by burning a secondary domain, or by running every row through a second tool before anyone sends.

Generic pitches get filed with the scams

Owners already hear "we'll get you to #1 on Google" and "your listing is about to be suspended" on repeat, some of it from callers pretending to be Google. A pitch with no proof about their own listing sounds the same. What stands apart is one specific thing they can check in ten seconds.

    Search one trade across your territory

    Type the trade as customers search it, say "HVAC contractor," and add the cities you serve: Boca Raton, Delray Beach, Boynton Beach, and West Palm Beach. One bulk search covers up to 250 cities, within your plan's daily city budget and as many as your lead balance can cover, and returns up to about 300 businesses per city, duplicates removed, each with its Maps rank for that exact keyword. In a dense metro, split into suburbs or keyword variants such as "AC repair."

    Save one view per service line

    Build a view for each thing you sell: Claimed is no for GBP management, Rank > 3 for local SEO, and a rating under 4.0 with real volume for reputation work. Views apply to any search and to the All leads library, every lead from every search. Filtering what you already have costs nothing.

    Read the evidence before you write

    Open a lead for what the export leaves out: the homepage screenshot, opening hours where Google has them, secondary categories, and any crawled pages past the first three. For SEO pitches, show the Page 1 Title and Page 1 Meta columns: a homepage titled "Home" or a blank description is there to read, sort, and export, though not to filter. Note the one observation you'll lead with.

    Send each view where you work it

    Download CSV or Excel (show the Address column first if you want street addresses in the CSV), or push to Google Sheets, Close, or GoHighLevel, one connected sub-account at a time. Re-exports to Close, GoHighLevel, or a sheet LeadMarina created update the same record, matched on Google's business ID. From Claude, the MCP server searches one city per call and queries your library for free.

    Schedule the markets you're working

    Schedule a search weekly or monthly, up to 25 cities per automation (as many as your lead balance can cover on each run), so the claim status and rating you quote come from the latest run. Every run is a fresh search charged per lead delivered; it re-delivers businesses you already have and sends the whole result, not a saved view. Keep automations to the territory you're working, not every city you've tried.

The data

Claimed: yes, no, or unknown

Whether someone has verified the Google Business Profile, but not who or how recently. Filter Claimed is no for the GBP-management list and keep unknown in its own view rather than folding it into either side. Google lets a third party claim a profile only with the owner's express consent, so the pitch is guided setup and ongoing management.

Maps rank for your keyword, in that city

Each lead carries its Google Maps position for your keyword in the city you searched, recorded when the search ran. Rank > 3 means outside the top three: the local SEO conversation, with the position as evidence. It's a snapshot, not rank tracking or a geo-grid, so re-check it before you quote a number.

Rating and review count, as numbers

Both filter and sort as numbers, so you can pull the shops with a dozen reviews in a trade where the leaders have hundreds, or a 3.7 average with real volume behind it. Thin counts are a review-generation pitch; a low rating with volume is reputation repair, and a more careful call. Review count is also a rough proxy for how established and busy a business is, not revenue or headcount.

Homepage title, meta, and linked socials

We crawl the homepage and a few inner pages, and an Excel download, a Google Sheets export, or a scheduled file carries the title and meta description of the first three (show the Page columns before a CSV, and map them once for Close; GoHighLevel contacts don't get them). A homepage titled just "Home" is a one-line finding you can quote, and titles and metas are readable and sortable, though not filterable. The same crawl records the Instagram, Facebook, and TikTok profiles the site links to; empty means not linked from their site, not no account.

Every email verified before it's sequenced

Every email we find is verified and labeled safe, risky, invalid, or unknown, and invalid ones stay visible, marked red, so you can exclude them. Sequence the safe ones and send risky catch-all and unknown addresses in small batches from a secondary domain; that triage keeps bounce risk lowest on the domains your agency sends from. Emails come only from the business's own website, mostly shared inboxes like info@ and office@.

Aim for the owner, not the answering service

Up to 3 phones per business, the Google listing's number plus any on the website, each checked for line type and carrier. Mobile is highlighted as the best number to call because it's most likely the owner, the person who signs off on a retainer. VoIP numbers are often call tracking or a switchboard, so expect a front desk or dispatcher there.

Reputation: low rating, real volume

A sub-4.0 average built on enough reviews that a few new ones won't move it, where the main number is a mobile, most likely the owner's: this is a call, not a blast. For mobiles listed second or third, save copies with Phone 2 Type or Phone 3 Type in place of the Phone 1 rule; for review-generation offers, swap the first two rules for Reviews < 15 and Claimed is yes.

Home service trades

These are urgent, high-ticket jobs where the phone is the sales channel, so rank, reviews, and missed calls carry most of the pitch. Google says missed calls may negatively affect responsiveness in Local Services Ads, which is where AI receptionist and LSA offers meet. Many listing numbers are VoIP dispatch or tracking lines, so ask for the owner by name when the row has one.

Dental, chiropractic, and health practices

Patients are high value and reviews sit beside every search result, but the phone is often a front-desk landline, so email and a named greeting do more of the work. Individual dentists can have their own listings beside the practice's profile, so an unclaimed row may be one dentist's listing rather than the practice. HIPAA limits what a practice can say in a review reply, so pitch review generation and a reply process, not rebuttals.

These are visual, repeat-visit businesses where Instagram, photos, and reviews do much of the selling, which suits social and review offers. Filter Instagram is empty with Website is not empty to find sites that link no profile, then check the account by hand, since not linked isn't the same as absent. Many are owner-operators who list a mobile number, which is where call and text rules are strictest.

Law firms

A single client can be worth a lot, and map results for searches like "personal injury attorney" are crowded, which is why firms buy SEO, Local Services Ads, and intake help. Look for strong reviews outside the top three, and expect a receptionist or intake line rather than a partner. Bar advertising rules vary by state and can restrict testimonials and results claims, so any review or ad work has to fit them.

Why it works

  • Send it from the "Local SEO: outside the top three" view of a one-city search, with [search term] and [the city you searched] set to exactly what you ran: Rank is that keyword's position in that city, which may not be the {City} in the row. Rank is a snapshot, so check the live results the morning you send.
  • {Owner} is a full name, so trim it to a first name. When it's blank, open with "Hi," and go straight to the search you ran: the evidence carries this email, and most inboxes we find are shared ones like info@ and office@.
  • If Page 1 Title reads "Home" or only the business name, quote it in the second paragraph; it's the most checkable line you can add. Never promise a position or imply you're Google: Google's third-party policy bars both.

Before you send

CAN-SPAM covers commercial email to businesses, and calls and texts can fall under the TCPA and federal and state do-not-call rules, which are stricter for mobile numbers; texts sent from software on a local number also need A2P 10DLC registration with the carriers, which expects opt-in consent. Profile and review work adds Google's Business Profile policies, which rule out posing as Google, promising top placement, rewarding reviews, or asking only happy customers, plus the FTC's rule on consumer reviews. Frequently asked questions

Is Rank the same as a geo-grid scan or a rank tracker?

No. Rank is the business's Google Maps position for your keyword in the city you searched, recorded once when the search ran, and each city in a bulk search is numbered from 1. It doesn't move the searcher around a grid or track changes over time, so use it to decide who to pitch and run your own grid before you quote a position.

What hit rate should I expect for owner names and emails?

It depends on what each business publishes, and we don't promise a rate. Emails come only from the business's own website, with no pattern guessing, and most are shared inboxes like info@ and office@; the owner's name appears where we can identify one, usually because the business's own website names them, and only a fraction of leads have one. Listings with no website have no emails and almost never an owner name, just the Google phone, checked for line type. Run your 100 free leads on your own trade in one city and count.

Can I filter for businesses that aren't on Instagram or Facebook?

Not exactly. Those columns hold the profiles linked from the business's own website, so empty means not linked from their site, not no account. Filter Instagram is empty with Website is not empty to build the list, then check the account by hand before you pitch. Can I see who already runs Google Ads or has an agency?

No. The record has no ad-spend, ad-activity, or tech-stack data and nothing that names a current vendor, and Claimed is yes means someone verified the profile, not who. For a shortlist, check Google's Ads Transparency Center and the social networks' public ad libraries, all free, before you choose between a first-campaign pitch and a takeover pitch.

Can I run it for several clients, or resell the lists?
